I lost a $14,000 commission in February because I forgot to follow up with a lead. Not "forgot" like the dog ate my homework forgot. Genuinely, completely, the name sat in my phone’s notes app under "lead??" for three weeks and by the time I called, she’d already closed with someone else. She was nice about it. I was not okay for roughly four days.
That’s the moment I decided my CRM situation needed to stop being "my phone and vibes." So I spent most of this spring testing basically every real estate CRM that would give me a free trial, which turns out is all of them, because of course it is.
Here’s the thing nobody tells you upfront: real estate CRMs are weird. They’re not like normal CRMs. You’re not managing a pipeline of B2B deals over six months, you’re managing 200 people who might buy a house in two years and will text you at 11pm on a Sunday asking if the HOA allows chickens. Your tool has to handle that chaos. Most don’t.
Follow Up Boss
This is the one I actually pay for now, so take that bias however you want. Follow Up Boss is built for teams, and the lead routing is genuinely good — you can set it so a new Zillow lead goes to whoever’s turn it is, texts them automatically, and drops a task on their calendar. I set this up on a Tuesday and it worked by Wednesday, which for real estate software is basically a miracle.
What I hated: the price. It starts around $58/mo per user, and the moment you add two agents you’re looking at real money. Also the reporting dashboard is ugly. Like, someone’s nephew designed it in 2019 and nobody’s touched it since.
kvCORE
If you’ve been in this industry for five minutes you’ve had a kvCORE rep call you. It’s the big one — website, IDX, CRM, the whole bundle. For a brokerage it’s honestly solid. For a solo agent it’s a lot of machine for one person.
I tried it for six weeks. The dashboard made me feel like I was flying a plane I hadn’t been trained on. Also kvCORE costs anywhere from $499/mo to over $1,500/mo depending on what you bolt on, which is the kind of pricing that makes you go "wait, per what?"
LionDesk
Cheap. Like $25/mo cheap. And you feel it. The interface looks like it was built during the Obama administration and the mobile app crashes if you look at it wrong. But if you’re brand new, broke, and just need somewhere to put contacts that isn’t a spreadsheet, it does the job. Barely.
HubSpot
Okay so HubSpot is a great CRM. It’s just not a great real estate CRM. The free tier is genuinely generous and the email tracking is better than most of the dedicated real estate tools. But you’ll spend three weekends building custom properties for "property address" and "close date" because HubSpot assumes you sell SaaS to other companies. My husband — who sells software, coincidentally — watched me set this up and said, and I quote, "why are you doing this to yourself."
Fair question.
Salesforce
I’m not going to pretend I got Salesforce working. I signed up, stared at it for an hour, watched a 40-minute YouTube tutorial from a guy who sounded like he was being held hostage, and closed the tab. Salesforce is a $25/mo (minimum) enterprise platform that can do literally anything if you have a developer. You don’t have a developer. You have a lockbox code and a client who wants to see the house again at 6am.
Wise Agent
Underrated. It’s $49/mo flat, no per-user nonsense, and it does 80% of what Follow Up Boss does for solo agents. The lead capture is fine, the drip campaigns are fine, the mobile app is… fine. Honestly, the worst part is how boringly reliable it is. Nothing about it makes you excited but nothing about it makes you want to throw your laptop.

I ordered a cortado this morning and the barista asked me if I wanted it "wet or dry" and I panicked and said "regular" and now I’m banned from that coffee shop emotionally, if not legally. Anyway.
The pricing thing nobody explains
Follow Up Boss costs $58/user/mo which is cute until you have a team. kvCORE wants $499 and up and honestly, you’re mostly paying for the logo and the IDX site. Wise Agent is $49 flat. LionDesk is $25 and you get $25 worth. HubSpot is free until it isn’t. Salesforce is $25 and then $150 and then $400 and then you quit.
